How much are the lots at Vista Ridge Acres?
Half-acre lots are priced in four tiers: $59,900, $64,900, $69,900 and $74,900, depending on location in the subdivision. The interactive lot map shows the live price and status of every lot.
Can I buy land with bad credit or no credit?
Yes. Vista Ridge Acres offers owner (seller) financing directly from the developer. There is no credit check — eligibility is based on proof of income. You can pay off your balance early, in full or in part, with no penalty.
What's included with each lot?
Each lot includes a water meter (North Alamo Water Supply) and a septic system. Electricity (AEP) runs along the paved streets. The buyer covers connecting service from the meter and pole to the home.
How big are the lots?
Most lots are about half an acre — roughly 74.5 feet wide by 295 feet deep (about 22,000 square feet). Lots on the south and east sides vary in shape; tap any lot on the map to see its size.
Is there an HOA?
No. Vista Ridge Acres is a deed-restricted subdivision with no HOA and no HOA dues.
Can I put a mobile home or manufactured home on the lot?
Used, mobile or modular homes need the developer's written approval before placement. All homes must be fully skirted and have at least 800 square feet of living space. New site-built homes must be masonry or frame construction, at least 800 square feet. RVs can't be used as a residence.
Can I have animals?
Dogs, cats and household pets are welcome if kept fenced or on a leash. Livestock, poultry and swine are not allowed.
Where exactly is Vista Ridge Acres?
On Mile 5½ West Road between Mile 20 and Mile 21 North Road in Monte Alto, Hidalgo County, Texas — about 10 minutes from Edcouch, 25 minutes from Weslaco and 27 minutes from Edinburg. Get directions.
Which schools serve Vista Ridge Acres?
Monte Alto ISD: Monte Alto Elementary School, Jose Borrego Middle School and Monte Alto Early College High School.
Do I need a permit to build?
Yes. A building permit from Hidalgo County is required before any structure is built, and homes must sit at least 18 inches above the street centerline or natural ground (whichever is higher).

I've never bought property before. How do I start?
Start with your budget: what you can put down and what monthly payment is comfortable. If your credit isn't great, owner financing means you can still buy. Then pick a lot on our map and give us a call — we'll walk you through every step.
How can I set a budget for building my home?
A common guideline is to keep total housing costs around 28% of your monthly income, including your land payment. Talk with a local builder to see what your budget covers.
What are closing costs on a land purchase?
Closing costs are the fees paid when land changes hands. With owner financing you avoid many bank fees such as appraisal, application and credit report fees. Ask us for the current closing cost for your lot.
